Flat roof repairs and replacement
Leaks found, flat roofs re-covered and sealed at every edge.

Felt and modern flat systems, drained right and sealed at every edge.
Water left sitting on a flat roof finds the weak edge sooner or later. A photo from a window above it shows Cody the covering.

How a flat roof fails
A flat roof is never flat. It has a fall built into it, a few degrees from one edge to the other, so that water runs to a gutter or an outlet instead of sitting in the middle. When a flat roof fails it is nearly always because that fall was never right, or because the covering has cracked where it turns up against a wall or over an edge and the water has got underneath. The field of the roof rarely leaks. The edges, the corners, the place where a pipe comes through and the place where the flat roof meets a tiled slope are where the water finds its way in. So a flat roof job starts with where the water goes, and the covering is only as good as the way it is dressed at every one of those edges. That is what drained right and sealed at every edge means, and it is where the time on a flat roof goes. The photographs on this page are flat roofs on our own jobs: a finished roof with a glass skylight, a large roof re-covered in grey mineral felt, a felt roof dressed against a tiled slope, and a deck stripped back beside a glass roof lantern.
Felt or a modern system
Mineral felt is the covering most flat roofs already have, and done properly it is a good roof. Modern flat systems have fewer joints to fail. Which one suits your roof depends on its size, what is under it and what it meets at the edges, and you are told straight which it is.
Skylights and edges
A skylight or a roof lantern on a flat roof is a hole in a roof that is supposed to keep water out, so the upstand it sits on and the way the covering is dressed up to it decide whether the room below stays dry. It gets the same care as every other edge.
A flat roof job, start to finish
A photo of the roof
A photo of the flat roof, from a window above it if there is one, shows Cody the covering and the edges before anything else.
The fall and the edges
Every flat roof has a fall to carry water to a gutter or an outlet. The edges, upstands and joints are checked first, because that is where flat roofs let water in.
Repaired or re-covered
A sound roof with one failed edge is repaired. A covering that has cracked all over is re-covered, and you are told straight which yours is.

Flat roof questions
Felt or a modern system?
Both are fitted. Which suits yours depends on its size, what is under it and what it meets at the edges.
Do you do garage and extension roofs?
A garage or extension roof is a flat roof like any other, and it fails the same way: at the edges, the joints and the outlets.
Why does my flat roof leak in heavy rain?
Usually because the water cannot get off it fast enough. A fall that has sagged leaves water sitting, and a blocked outlet or a cracked upstand lets it in.
What does a flat roof cost?
It depends on the size, the covering and the edges. The form above and a photo let Cody tell you where you stand.
