Finding the leak

Water does not come in where it shows. A stain on a bedroom ceiling can be from a slipped tile two metres higher up the slope, a cracked tile at the ridge, a lead valley that has split, a chimney flashing that has lifted, or a gutter that overflows behind the fascia every time it rains hard. The wet finds a route along a rafter or across the top of the felt and drops off wherever it likes. So a repair starts with finding the way in, and that means getting on the roof and looking, not standing in the garden and guessing. Once the way in is found, the fix is often small: a tile, a slate, a length of lead, a ridge re-bedded. Found, fixed and not patched over means the fault that let the water in is the thing that gets put right, not the stain it left. Some of the photographs on this page are repairs on our own jobs, like the slate roof with new slates let into the original coursing, and some are roofs as they were found, so you can see what a slipped tile or a worn hip looks like from up there.

Common repairs

Slipped and broken tiles and slates. Leaks at valleys, chimneys and where a roof meets a wall. Storm damage, which is usually tiles lifted by wind and the felt torn underneath. Ridge and hip tiles that have come loose. Flat roofs that have cracked at the edge.

A repair or a re-roof

Some roofs are past repairing. If the tiles are flaking, the battens are rotten and the felt has perished, another patch buys a winter and not much more. When that is the case you are told straight, and the choice is yours.

A roof repair, start to finish

  1. What you can see

Tell Cody what you have noticed: a stain on a ceiling, a tile on the lawn, a drip in heavy rain. A photo from the ground helps, through the form or on WhatsApp.

  2. The way in

Water rarely comes in where it shows, so the repair starts on the roof, tracing the route the water took to the stain.

  3. The fault, fixed

The tile, slate, lead or ridge that let the water in is what gets put right. If the roof is past repairing, you are told so plainly and the choice stays yours.

Repairs, and roofs as they were found

  • Storm-damaged roof opened up for repair, tiles stripped back to the felt
  • Tiles off in a band across the roof, membrane showing underneath
  • A row of odd tiles in an older tiled roof
  • Tiled roof with a gap at the top of the valley where tiles have gone
  • Old tiled roof with lichen and worn hip tiles
  • Old tiled roof with a roof ladder in place

Roof repair questions

Can you find a leak from a photo?

A photo shows Cody what he is dealing with and where to look first. Finding the way in for certain means getting on the roof.

Do you repair slate roofs?

Yes. New slates are let into the old coursing, and there is a slate roof repaired that way in the photographs on this page.

What causes slipped tiles?

Usually a nail or a nib that has given up with age, or wind getting under a tile and lifting it. Once one goes, the rain can reach the felt beneath.

How much does a roof repair cost?

It depends what has failed and how easy it is to reach, which is why the form asks what needs doing. With a photo, Cody can tell you where you stand.
